APPLICATION PROCESS
Step 1: Completely fill out the online rental application for each adult occupant and pay the application fee.
Step 2: We will perform a background check. We look for prior evictions, criminal history and a verifiable net income of at least two times the rent. We will not accept applicants who have a felony or misdemeanor conviction against property or people in the last seven years, or sex offenders. We accept applicants with prior evictions or a credit score below 650 with an additional security deposit.
Step 3: Upon approval, you can either move in right away or you can reserve the rental property for 10 days by submitting a $1,000 non-refundable holding deposit which will be applied to your total move-in cost. Our properties are rented on a first-come first-served basis, meaning that whoever pays the $1,000 holding deposit first (upon approval) will reserve the rental property.
MOVE-IN PROCESS
Step 1: E-sign the lease that will be sent via email.
Step 2: On move-in day, pay the move-in balance online.
Step 3: Meet one of our team members on site and receive the keys.
FREQUENTLY ASKED QUESTION
Do you charge for the rental application? Yes, there is a $50 fee per adult applicant.
I do not have access to a computer or mobile device, can I apply in person at the office? No. If you do not have access to the internet, you can go
to a library or ask a friend or family member to assist you.
How long does it take for my rental application to be processed? Your application will be processed within 2 - 5 business days.
How much money do I need to move in? With rental and employment history and a credit score above 650, you will need the first month’s rent and one month’s security deposit. Example: if the rent is $1,000, you will need $2,000 to move in. In the case you do not have rental or job history, your credit score is below 650, or you have a prior eviction, you will need to pay an additional security deposit. Example: if the rent is $1,000, you will need $3,000 to move in.
Do I have to pay for water and electric? Yes, you will need to open your own water and electric accounts however, some of our units have water included.
Can I move in with a dog? No, we do not allow dogs in our rentals.
How many people can apply for a one bedroom? For the safety of our tenants, we only allow a maximum occupancy of two people per bedroom.
I have bad credit, will I pass the application process? Yes, however if your credit score is below 650, you will need to pay an additional security deposit.
I was previously evicted, am I eligible to rent a unit? Yes, however, we will charge you an additional security deposit.
I love your apartment rental but I do not qualify because I lack an income of two times the rent, can I have someone else co-sign if they will not be living in the rental? No, we do not allow co-signers, you must qualify on your own to rent one of our properties.
Can I view the rental before I move in? Yes, you can call us to schedule an appointment.
Can I reserve a unit if I am not ready to move in? Yes, you can bring a $1,000 non-refundable holding deposit and we will hold the unit for up to 10 days. The $1,000 will be applied to your total move-in cost.
Do you accept rental assistance programs or Section-8? Yes, we ONLY accept the following: Miami Dade Housing Authority, Hialeah Housing Authority, Miami Beach Housing Authority, Homestead Housing Authority.
What type of appliances are included in your rentals? We will provide you with a refrigerator, stove and A/C.
